There are plenty to choose from, and these short sale homes make good investments because they are priced at or below market. Right now investors have many different options for the homes they buy because there are so many on the market. As a general rule, the short sales take a little longer to buy than the foreclosed homes, but not always.

Some of the home foreclosures are in pretty rough condition and they will cost some cash to get fixed up so they can be rented. Some investors specialize in these types of purchases, and after they have finished remodeling and improving the landscaping, they are able to sell these homes at a profit. People have made big money doing this, and if you see a home that is a fantastic deal, think about buying it and starting an investment in real estate. People have made tons of money doing this, and so can you.

They are working with their borrowers to keep them in their homes by doing loan modifications, and seem to be jumping through hoops for people to stay in their homes. They are finally realizing just how badly they are being hit with home foreclosures and do not want another home on their books. The home foreclosures cost them more money than the loan modifications do, so they are willing to work with just about everyone to get them into a loan that they can afford in these difficult times. Many people have either seen their incomes drop or have lost an income stream that makes their once affordable home seem out of reach. This economy has changed the way people are dealing with debt, and in the past, very few loan modifications were permitted, but now they are being used frequently to help homeowners who are overdue in their mortgage payments to give them a little breathing room to catch up and end up with lower payments down the road.

There are so many home foreclosures on the market at prices that have not been this low for years. The housing market is in deep trouble, but some experts are beginning to see the light at the end of the tunnel so 2009 could be the last year of buying homes for less than market. Home foreclosures make sensible purchases because they can be purchased for less than the market value of the home.

These homes may need some fixing up, which makes them an even better buy. The homes could need new flooring or paint, and their yards probably need some maintenance, as well. Some home foreclosures have been sitting vacant for a while and they will likely also need a good cleaning to make them habitable. But for all the hassles that might be associated with bringing them up to your living standards, you stand to benefit by having almost instant equity in the home, especially if you bought one that needs repairs that you can do yourself.

There are many short sale properties on the market that you could buy right now. It's a good time to start looking, because it's really a good buyers' market right now. There are many home foreclosures on the market that you can get for at or below appraised values, just as there are short sale homes available.

Of the two choices, the short sale may be the better buy because it is likely to be better maintained. When homes go into foreclosure, the owners who are leaving the properties often haven't done much to keep everything in good condition, so you could be facing some surprises when you move in. However, if the foreclosed home needs repair and you enjoy doing painting or fixing things up, you could likely find yourself a great home for less than the market value. Lenders are anxious to get their REO inventory off their backs, so if you are capable of fixing things up, look at both the foreclosed homes and short sales to find a wonderful place to live for a great price.

There are so many foreclosures and short sales available in many housing markets, so if you are in the market, it couldn't be a better time to buy. If you need a home in a hurry, you might want to think about looking at home foreclosures first; short sales take a while to buy. If you're in no hurry, your short sale home may not take all that much longer to purchase than a conventional home.

Some foreclosures need fixing up, but the value you will get for your money and the instant equity that you get with a distressed property will help offset the expenses of remodeling or repairing the home. And if you can do the work yourself, so much the better. Some remodeling chores are easier than others, like painting, yard work and deep cleaning. In any case, the best values in housing right now are the foreclosures and short sales. It's time to start looking.

Of the two choices, the short sale is often the better option to pursue, because these homes could be in better condition than the foreclosed homes. As a general rule, they are priced about the same, and when you buy a short sale, you prevent foreclosure. If you want to feel good about the home you purchased with regard to the past owners, buying a short sale would be the way to go. Preventing a foreclosure helps the former owners a great deal by not ruining their credit.

People who move out of a home they had to sell through the short sale process are much more likely to leave it in good condition inside and out than people who have to simply walk away because they can't afford the payments. The yard is likely to be well maintained, which saves a lot of work once you move in.

A short sale is a way to buy a home at a fantastic price, but because there is more paperwork involved, they simply take more time to process. The bank may get multiple offers to sort through, and they may also be understaffed in their loss mitigation departments. Buying a short sale is worth the wait however, because you may be able to get a home priced below market, and when the market improves, you'll be sitting on some instant equity.

When you buy a short sale, you are also helping out a distressed home owner. The sale of their home through the short sale process helps them avoid a foreclosure, which is devastating to credit ratings. People witting in homes they cannot afford are much more the norm now than they ever used to be. This is a relatively new phenomenon in the site-built real estate market, although it has plagued mobile home owners for years. The reason that the short sale is more common now is that many people bought at the top of the market when it was highly inflated, and their mortgage amounts were high because they had no or little down payment. Lending standards were lax, and people bought way too much home for themselves that they could not ultimately afford once the loan terms reset.

Mobile home owners who need to sell their homes for less than they are worth often walk away, but a short sale for someone in a site built home is so much better off. They can sell their home for less than the loan, and not have a foreclosure on their credit report. It's a good move for homeowners who are upside down in their homes, and it's also good for the lender, as well, since they don't have to go through the long and expensive foreclosure process.

There are many home foreclosures and short sale properties on the market in quite a few real estate markets across the country, and they are being sold for prices below market. This is an excellent time to buy, if you feel your job is secure and you have a down payment. It is also important to have a good credit rating right now because banks and lenders are getting really picky about who they lend to. So if you fit these qualifications, a home could be in your future.

Foreclosures and short sales are good investments right now because of the price of them. There are so many on the market, which means that their prices are good, and likely below market. If you opt for the home foreclosures, you may find properties that need fixing up. They may need new flooring, new paint, and the yard will probably need maintenance. These are the best buys but will require some investment from you, either in time or money, to make them habitable. Whether you opt for the short sale or the foreclosed homes, this couldn't be a better time to invest in your future by buying a home for a fantastic price. <img src="http://www.moguling.com/controls/oboutSuite/Editor/Editor_data/ed_icons/emoticons/thumb_up.gif" / alt="short sale, home foreclosures">

<img title="" alt="short sale, foreclosures and short sales" sale, foreclosures and short sales" src="http://www.moguling.com/Upload/shortsaleblog.com/short sales3.jpg" />
Many ambitious real estate investors are faced with a tough choice these days in deciding between pursuing foreclosures and short sales. Which is a better deal for real estate investors? Well, it's no secret that a short sale is usually the better deal for the mortgage lender. Going through foreclosure proceedings can cost a lender as much as 30% of the value of the property. So believe me when I tell you that banks would much rather do a short sale than have to do home foreclosures. On the other hand, even though it's in their best interests to do short sales than foreclosures, banks and other mortgage lenders are so overwhelmed with all of the properties that they must take possession of that these transactions can take months and months to complete, simply because the mortgage holders just don't have the staff in place to process all of the paperwork that these transactions require. So, if you want to buy a short sale property, thinking it's a good deal, then it probably will be a good deal, but it will take a lot of patience to see it through.

Banks and mortgage lenders are finally working with home owners to prevent home foreclosures. They are learning that there is little to be gained by being rigid about the loan terms their existing owners are carrying, and if a home owner is in trouble, taking a look at how to help them is the better choice. They are wise to prevent home foreclosures. They cost the banks a lot of money, and if their underwriters will allow a new loan or loan adjustments to be made, they lose less money.

There are simply too many foreclosed homes on the market, so the banks are having a hard time getting rid of their inventory, although in many places, short sale and foreclosed homes are moving well. These are almost always purchased for less than the loan amount, but it's better to lose some money on these homes rather than hold property for ages. It costs banks money to hang onto these properties, and selling at a loss is better than holding at a loss.

Historically, home ownership has been the best way to securing wealth, and when you buy a short sale, you are getting a home for a great price. Typically, a short sale will be sold at or just below the appraised value, so while the owners of the home may owe much more money on the house than the appraised value, they will not realize any money out of the sale of it. They will just use the short sale as a tool to sell the home so they don't have to let it go into foreclosure.

A real estate short sale can take more time than a regular house sale, but if you want a really great deal on a home, look at foreclosures and short sales instead of the conventional housing market. When you buy a short sale, you are helping to prevent foreclosure for the original owner. No one wants to go through a foreclosure, so if you are in the market for a home, it will help someone in a big way by buying their home.

<img title="buying a short sale" alt="short sale, buying a short sale" a short sale" src="http://www.moguling.com/Upload/shortsaleblog.com/5.jpg" />There was some good news released this week about real estate markets in the western states of the US that reported increased home sales in September 2008. This is great news, but the footnote was that most of the increase in activity was from foreclosures and short sales. Even so, it means that people are buying homes again, and that's the best news we can get right now. If you've been sitting on the sidelines wondering if this is a good time to get into the real estate market, it just might be. There are lots of homes to choose from at bargain basement prices, and while buying a short sale is a little more complicated than buying a home from a seller or Realtor, you could save thousands of dollars. Once this market comes back, you could be sitting on a property that might make you a lot of money when you sell it. When you buy a short sale, you are taking a home off the hands of someone whose mortgage is more than the home is worth, and the mortgage lender has agreed to sell it for less than what is owed on it. It's a great way to buy right now.

<img title="" alt="short sale, foreclosures and short sales" sale, foreclosures and short sales" src="http://www.moguling.com/Upload/shortsaleblog.com/short sale2.jpg" />
There is absolutely no doubt that you can make a killing in foreclosures and short sales right now. However, even if you have good credit and sufficient capital, you still need to have the patience and maturity to hang on to your purchases so that you can eventually realize a profit from buying up short and home foreclosure properties. So many Americans are putting their homes on the market as foreclosures and short sales that there is a real bonanza available in terms of residential properties. As the real estate market tanks, many, many people are putting their homes on the market as short sale properties. This presents real opportunities to investors interested in buying a short sale, but it also puts a surplus of properties on the market, which has the effect of driving prices down. This is a problem if you want to buy a short sale mortgage and then turn it over for a profit. However, if you have patience, you can turn a profit in the next three years or so. You've got to be patient to make money in the current turbult short sale market.

<img title="" alt="short sale, real estate short sale" sale, real estate short sale" src="http://www.moguling.com/Upload/shortsaleblog.com/short sale3.jpg" />
For the legions of homeowners facing foreclosure proceedings, the prospect of selling their home with a short sale can only be a source of hope. A real estate short sale is not an ideal solution to one's mortgage problems, to be sure, but it can prevent foreclosure and allow a homeowner to get out of an expensive mortgage without ruining one's personal credit. However, if you are doing a short sale transaction with your home, you need to be very detail-oriented and precise. Be sure that you attend to all of the myriad details that need to be addressed when doing a short sale transaction. Although more and more banks are willing to do short sales in the current real estate climate, you must make sure that you don't make any mistakes that would prevent the sale from taking place smoothly and efficiently. Be sure that you have filled out the short sale paperwork packet completely. If the packet is incomplete, it could simply be disgarded by the lender. Lenders are faced with hundreds of these packets each day, and the incomplete or incorrectly completed ones will not be given a high priority. If you want your packet to be considered promptly, be sure that it is correct and complete.

These short sale mortgage homes can be had by smart investors for a very low prices. In fact, many investors are looking to purchase short sale mortgage homes as long term investments. They buy houses for extremely low prices, sit on them for while and then make a killing when it’s time to sell them. Even if they were to hold these short sale mortgage homes for a long time, these properties promise to be a very profitable investment. The return on investment that a short sale mortgage home possess is unparalleled by anything else out there.

<img title="Prevent Foreclosure" height="148" alt="prevent foreclosure, short sale mortgage" foreclosure, short sale mortgage" hspace="0" src="http://www.moguling.com/Upload/shortsaleblog.com/ShortSaleExperts1.JPG" width="365" border="0" foreclosure,="" short="" sale="" mortgage?="" foreclosure?="" />

There are many homeowners looking to desperately prevent foreclosure of their home. There aren’t many options that people can take to prevent foreclosure, but doing a short sale may save a home from being foreclosed. The first thing homeowners should do to prevent foreclosure through a short sale is to look for a short sale realtor or investor and get them to put a bid on their home. The bid, of course, will be a lot lower than what the house is worth or what it owes, but this is not a problem. Once the homeowners get their offer, they need to contact their lender’s short sale mortgage department and inform them of the offer. The bank will either approve or disapprove the offer, but if they do, the owner can sell the house to the agent and prevent foreclosure of their home. With the current economic problems, having good credit is indispensable and even though doing a short sale might put a dent on a credit report it’s a hundred times better than not being able to prevent foreclosure. There are many investors buying short sale homes all over the nation. Homeowners have a good chance of finding someone who is willing to bid on their home and help them to prevent foreclosure on their home.

Did you know that foreclosures and short sales actually go hand in hand, tied at the hip so to speak. This is because amid the current crisis of the real estate market and the home loans crisis—which is putting many lenders out of business all together—foreclosures and short sales are actually a marriage of sorts. One that offers struggling home owners with a second chance at clearing their loans to the bank and starting over once again on the long pathways to financial freedom.

Foreclosures and short sales are seemingly one and the same theses days as many homeowners about to lose their homes make a last minute deal with the banks that in turn allow them to sell their homes for less than they currently owe. This makes the home a lucrative investment for investors and new home seekers, who will hop on the deal in a heartbeat and save the homeowner from a foreclosure. So to say that foreclosures and short sales are not a dynamic lending duo of the modern day mortgage crisis would be a vast understatement.

Buying a Short Sale in a Market 30% Below 2005

<img title="Buying a Short Sale" height="200" alt="buying a short sale, foreclosures and short sales" a Short Sale" hspace="0" src="http://www.moguling.com/Upload/shortsaleblog.com/san_diego_real_estate.jpg" width="300" border="1" /> Foreclosures and short sales were not nearly in the headlines back in 2005 as they are today. According to numbers from Standard & Poor's/Case-Shiller Index, resale on homes has dropped 30 percent in San Diego. San Diego is place associated with high home prices. Even after this 30 percent decline the median home price is 364,000 dollars. Compared to the national median for single family homes at 213,000 dollars, San Diego is still well above the average. This could mean great things for those investors interested in buying a short sale property in that area.

San Diego will continue to expand and is a place many people wish they could live. It is on the ocean, modern and close to our neighbors to the south, which can mean cheap dental and medical supplies not to mention vacationing on the Baja Peninsula. Foreclosures and short sales in San Diego should be considered by any investor interested in this market.

I would recommend holding out a bit longer before buying a short sale in San Diego. Home prices are forecasted for continual decline.
